CMHOA

The Campbell Mountain Homeowners Association (CMHOA) plays a vital role in promoting, protecting, and preserving the unique character and quality of life in our community.

Through the collective efforts of our dedicated Board of Directors, Officers, and resident volunteers, the CMHOA ensures that Campbell Mountain Estates remains a beautiful, safe, and welcoming place for all—whether you're here year-round or enjoying our mountain retreat seasonally.

Key ways the HOA supports our community include:

  • Maintaining and improving our shared infrastructure, such as paved roads, street lighting, and the attractive gated entrance, to provide reliable year-round access and enhance curb appeal.
  • Managing entrance landscaping and common areas to preserve the natural beauty and stunning long-range views that make our neighborhood special.
  • Coordinating essential services like snow and ice management during winter months, ensuring safer travel on our roads.
  • Enforcing reasonable community standards and guidelines that help protect property values, prevent neglect, and foster a cohesive, well-kept environment for everyone.
  • Overseeing security features, such as gated access, to promote privacy and peace of mind.
  • Handling administrative responsibilities, including financial planning and vendor coordination, so residents can focus on enjoying the tranquility of mountain living close to Waynesville, Maggie Valley, and the Great Smoky Mountains.
These ongoing efforts are funded through annual assessments paid by all lot owners. Your participation supports not just day-to-day upkeep but also long-term investments that safeguard our community's appeal, safety, and future enjoyment—benefits that contribute to stable (and often enhanced) property values and a stronger sense of shared pride.

The annual assessment supports road maintenance, street lighting, entrance landscaping, management, and other community needs.
  • 2024: $1,000 per lot
  • 2025: $1,000 per lot
  • 2026: Set annually by the Board

We truly appreciate every resident's contribution, as it directly helps keep Campbell Mountain Estates the peaceful, picturesque haven we all love. Together, we're building and protecting something special for current and future neighbors.
